Urbanize: New design for 37 small lot houses at 3845 Fletcher Drive in Glassell Park

A new small lot subdivision rising just north of the Glendale Freeway in Glassell Park has a new look, says luxury brokerage firm ACME.

Nelavida, a new project from IHP Capital Partners and Comstock Homes, is rising from a roughly 1.9-acre site located 3845 Fletcher Drive. Plans call for a total of  37 detached homes as well as 20,000 square feet of open space and outdoor areas.

According to a sales website, Nelavida includes a mix of two- and three-bedroom floor plans, ranging from 1,642 to 1,835 square feet in size. Each option would include a two-car garage at ground level and a rooftop deck above.

KTGY is designing the project, per a representative.

A model home for the project is scheduled to open for viewing in Spring 2024. The website indicates that the homes will be released for sale in four phases.

In addition to its project with Comstock in Glassell Park, IHP is developing 33 homes on Santa Anita Avenue in Arcadia.
